You will receive a ZOOM invitation one day before class with instructions to join. Passing a final exam is required to obtain CE credit in both MO and/or KS. Course is approved for 3 hours Elective CE credit in KS and MO. Virtual attendees are required to have cameras on, with face visible. Driving, multi-tasking, phone calls, etc. are not permitted during virtual session.

How recent changes to the standard deduction and SALT deductions impact first- time homebuyers and move-up homebuyers
How to make better use of the primary residence exclusion to the capital gains tax
How the 3.8% investment tax works, who needs to pay it and when it needs to be paid
How the capital gains tax works when people convert their primary home into a rental property and vice versa
How rental income, depreciation, capital gains, and capital losses are taxed on investment properties
How the gift tax works, who needs to pay it and when it needs to be paid
How to make better use of the annual and lifetime exclusions to the gift tax when clients use gift money for a down payment

Audra McMahon is a Certified Mortgage Planning Specialist and Certified Divorce Lending Professional at Fairway Mortgage with 18 years of mortgage experience.


Audra McMahon is a Kansas City native who attended Notre Dame de Sion High School and earned her bachelor’s degree at the University of Kansas. Audra entered the banking industry in 2002 and transitioned to an emphasis in lending in 2004.
 
When she isn’t helping people enhance their personal mortgage scenarios, Audra enjoys spending time with her friends and family, including her daughter and two dogs. Her hobbies include walking, yoga, reading, and volunteering, plus Audra is an active participant in the communities surrounding the Greater Kansas City Area.
